The new Amado Nervo Bridge between Jalisco and Nayarit has a direct impact on the Bay Area's real estate development.

The long-awaited Amado Nervo Bridge — formerly known as the Federación Bridge — is finally set to break ground, marking a milestone in connectivity for Bahía de Banderas and the Puerto Vallarta–Riviera Nayarit tourism corridor. This new infrastructure project will not only transform regional mobility but is already projecting a direct impact on the real estate and economic development of Mexico’s Pacific coast.

A Strategic Project for the Bay

The Amado Nervo Bridge will span the Ameca River, the natural boundary separating Jalisco and Nayarit. It will directly connect the town of San Vicente (Bahía de Banderas, Nayarit) with Verde Vallarta (Ixtapa, Puerto Vallarta, Jalisco), dramatically improving travel times along one of Mexico’s most important tourism corridors.

The project includes a total length of 1.8 kilometers, of which 1.55 km will be dedicated to modern access roads, designed to optimize daily traffic flow and ease current congestion in the Bahía metropolitan region.

Major Investment and a Clear Timeline

The estimated investment exceeds 900 million pesos, primarily financed by the Federal Government. Construction is scheduled to begin on June 25, 2025, with completion expected within approximately two years, targeting a 2027 delivery date. This clear timeline provides confidence for investors and developers linked to the project.

A Bridge That Will Reshape the Real Estate Market

Beyond its role as a transportation solution, the Amado Nervo Jalisco-Nayarit Bridge will serve as a powerful catalyst for real estate:

Rising Property Values

The areas surrounding the bridge are expected to see steady increases in land, residential, and commercial property values. Improved accessibility will make these zones more attractive to homebuyers and real estate developers alike.

New Residential and Tourism Developments

The enhanced connectivity will drive the construction of:

  • Permanent and vacation housing
  • Tourism condominiums
  • Hotels and resorts
  • Commercial and service areas

This activity will attract both national and international capital, positioning the region as one of the most competitive real estate markets on Mexico’s Pacific coast.

Organized Urban Expansion

The new bridge will integrate areas previously outside of the immediate urban map, creating opportunities for more organized, connected, and sustainable urban growth in Bahía de Banderas and Puerto Vallarta.

Multi-Sector Economic Growth

The resulting real estate boom will generate demand for:

  • Construction labor
  • Professional services: real estate agencies, notaries, legal firms
  • Architecture, design, and development services

All of this will stimulate the regional economy across multiple sectors.

A Long-Awaited Project

For over a decade, the Amado Nervo Bridge Amado Nervo Bridge has been a top priority requested by business leaders, developers, government authorities, and residents. Its construction represents a critical step forward for the region’s ongoing economic consolidation.

With over half a million residents in the Bahía metropolitan area, this infrastructure project is essential to support the growth of a region poised to become one of Mexico’s most dynamic tourism, real estate, and economic hubs in the coming years.
