Are you going to sell your house? This is what buyers pay attention to the most

The real estate market in Mexico will reach a peak that has not been predicted for many years. The Mexican Association of Real Estate Professionals (AMPI by its acronym in Spanish) projects the growth of the real estate market of at least 20% in 2022, driven by the placement of housing in large cities and in tourist regions. AMPI projected that the real estate dynamism will detonate in the first quarter of the year, so that the second has accelerated growth due to the demand for housing that could be generated.

 

This is clearly reflected in the Puerto Vallarta real estate market, where demand has not only not decreased, but has increased dramatically. The added value of the area and the design of new developments that bring together the new needs of buyers looking for a home and at the same time a comfortable space to work have been determining factors for the boom in the sector, but what other factors are important for that sales are a success?

According to VIVA Sotheby’s International Realty, there are three characteristics that make any property attractive:

 

  1. Strategic location

As the Global Power Cities 2021 report shows, a property that is in a certain neighborhood with all kinds of services, green areas and schools, is a fundamental factor that justifies that a home is worth more.

 

 

  1. Sustainable housing

It is an upward trend because, if already living in houses that consume less and are more respectful of the environment has always been a constant when buying a home, now, with the rise in energy, this parameter has become a priority. This is corroborated by the Global Buyers Survey, published by Knight Frank, which reveals that “84% of those surveyed stated that the energy efficiency of their future home is important to them, 28% said they would be more likely to buy an energy efficient home if future environmental regulations had a direct impact on its value, and around 27% would be willing to pay a premium for a greener, more energy efficient home”.

 

  1. Distribution

The pandemic has revalued those homes with terraces, gardens or outdoor spaces and large rooms in which rest areas can be combined with work areas. In other words, the search for homes where spaces can be optimized and that are functional is prioritized.

In addition to these three requirements, Javier Guimón, director of Madrid Sotheby’s International Realty adds: “I would also tell sellers that it is essential to take care of the details when presenting the home to potential buyers. Today almost 100% access by first time to a home through the internet, so it is important that the property transmits warmth, that the lifestyle that is breathed in it is reflected and that the image that is shown of the property is as real as possible”.
