Goodbye Real Estate Frauds! Discover the Law that will Change Jalisco

In response to the imperative need to safeguard the patrimony of the inhabitants of Jalisco and guarantee reliable real estate investments, the Jalisco Congress has ratified the Registration and Accreditation Law for Real Estate Service Providers of the State of Jalisco that fights real estate fraud.

Combat Real Estate Fraud and Guarantee Trust

This legislation, originated as a response to the growing concerns of the Mexican Association of Real Estate Professionals (AMPI) in Guadalajara, led by Mario Romo Alarcón, has as its primary objective to combat the increase in real estate fraud, many of which are attributed to insufficient training of advisers and the criminal activities of fraudsters posing as industry experts.

Transparency Through the Public Registry

With the implementation of this new real estate law in Jalisco, an easily accessible public registry will be established that will allow citizens to verify the accreditation of real estate advisers. This regulation will require 120 hours of training for new advisors and an additional 60 hours for renewals.

Boosting Competitiveness and Protecting Investments

Romo Alarcón stresses that this law, in addition to preventing fraud, is intended to strengthen the real estate competitiveness of Jalisco. A 13% increase in real estate investments is expected for the year 2023, reaching the figure of 580,000 million pesos nationwide.

Response to the Alarming Trend

Deputy Gabriela Cárdenas Rodríguez highlights the prevailing need for this initiative, mentioning that during 2021 more than 3,600 real estate crimes and frauds were reported in Jalisco.

This legal framework also supports Real Estate Associations that commit to integrity and anti-corruption practices. In this way, when acquiring or selling properties in Jalisco, citizens will have access to accurate and reliable information.

Since Jalisco is in the top three in real estate demand at the national level, it is essential to grant legal certainty to investors and guarantee the patrimonial protection of the inhabitants.
